The term “flat roof” is somewhat of a misnomer, as they aren’t completely flat. All roofs need a slight slope to drain water. Flat roofs typically feature a low slope of one-fourth to one-half inch per foot. Commercial buildings commonly feature flat roofs, although some residential homes do as well. Rubberized Roofing Systems

Rubberized roofing systems are a type of membrane roofing, also known as a single-ply membrane. Rubber roofing consists of ethylene propylene diene monomer (EPDM). This is a synthetic rubber material that provides a waterproof barrier on top of the insulation boards installed on the roof. After installing the EPDM, our roofers seal the seams to prevent water leaks. Blue Mountain Roofing often recommends the EPDM system for flat roofs because it offers the following qualities:

Affordable:

EPDM is the flat roofing material of choice for many residential and commercial clients because it’s available at a relatively low price point compared to other roofing systems.

Eco-friendly:

EPDM is often manufactured from recycled materials. At the end of its lifespan, it is 100% recyclable.

Lightweight:

Because the rubber sheets are so lightweight, the roof won’t require any added reinforcement.

Energy-efficient:

Most EPDM roofs are black. However, in hot climates, we recommend white EPDM sheets that reflect the sunlight and help keep the building cool.

Fire-resistant:

It’s nearly impossible to ignite an EPDM membrane, and in fact, they can help inhibit the progression of a building fire.

Spray Polyurethane Foam (SPF) Roofing

Despite the name, spray polyurethane foam is actually applied as a liquid. It then expands into a protective foam. One of the reasons why Blue Mountain Roofing often recommends SPF is that it’s easily applied to all shapes of roofs, including those with irregular features that pose a risk of water leaks. The SPF material readily adheres to these irregular features, effectively preventing water damage to the building. Note that SPF cannot form a complete roof by itself; it must be applied to an existing roof. We recommend SPF for the following reasons:
  • Longevity : An SPF coating will protect your existing roof and may allow it to last for up to 50 years.
  • Versatility : We can apply spray polyurethane foam to all types of roofing materials, including shingles, metal, and concrete tiles.
  • Energy efficiency : SPF will help your building stay cooler in the summer and warmer in the winter.

Elastomeric Roof Coatings

To give your building extra protection from the elements, Blue Mountain Roofing recommends installing an elastomeric roof coating. This coating is applied as a liquid, much like paint, providing a seamless layer on top of an existing roof. Its main purpose is to protect buildings from roof leaks and, subsequently, water damage. However, an elastomeric roof coating will also add extra protection from strong winds and UV rays. The average lifespan of elastomeric coatings is 10 to 20 years.
