Signs of Hidden Water Damage in Your Home

It’s commonly thought that a roof leak is easy to spot. However, water damage doesn’t always involve a cascade of water flowing into your home from the roof. Water damage is often hidden. A slow leak can cause water damage sustained over a long period of time, which can create more problems for your home than a significant, sudden leak. Blue Mountain Roofing recommends keeping an eye out for the following signs of hidden water damage that can be caused by leaky roofs:

Discoloration:

Periodically, scan the ceilings and walls in your home for unusual discoloration. Be sure to check less frequently seen areas, such as the ceilings in your closets. Hidden water damage can cause brownish streaks or circles.

Musty smells:

Does your home smell musty and you can’t figure out why? The problem may be mold growth on your walls and floors. It’s possible for slow leaks in pipes to cause a mold infestation behind the walls. However, the culprit could be a leaky roof.

Attic discoloration:

If your home has an attic, take a trip up there every month or so to inspect the roof sheathing. Use a flashlight if needed to inspect the entire ceiling for any areas that look darker than the adjacent areas. A darkened area may indicate water damage.

Whether you detect hidden water damage or you have a sudden leak causing water to pour into your home, you can count on the expert roofing professionals at Blue Mountain Roofing. We can also help you prevent roof water damage in the future.

Common Causes of Roof Leaks

There are many possible causes of roof leaks and water damage in Arizona homes. At Blue Mountain Roofing, we’ve seen it all during our 20-plus years of serving the Tucson community. Some of the most common causes of leaky roofs include the following:

  • Cracked flashing
  • High winds (can dislocate shingles)
  • Improper sealing of roof valleys
  • Cracked mastic around roof penetration
  • Storm damage (e.g. falling tree limbs)

In addition, a roof can begin leaking when it reaches the end of its lifespan. When this occurs, we recommend replacing the roof rather than making repairs.

Problems Due to Water Damage

Dripping water or water intrusion can cause severe structural damage. Some of the problems that can arise from water damage include:

Wastage of energy and higher utility bills

The biggest side effect of a water damaged roof is higher utility bills. Leaky roofs and water dripping can be detrimental to the insulation in the attic area. The insulation takes a long time to dry, and may eventually deplete. The house will take time to heat or cool, resulting in higher utility bills.

Mold growth

A leaking roof will lead to mildew and mold growth. The mold can spread to the walls and floors of the house, and it may also impact the HVAC system. It could spread through the vents of the HVAC system and end up affecting the carpets, furniture, etc. Mold and mildew can also cause serious health problems, especially for people suffering from nasal congestion, rhinitis, inflammation, and asthma.

Fire hazard

The electrical wiring under the attic or ceiling may be impacted due to leaky roofs. A leaky roof could cause a fire from shorted wires.

Damage to the attic

A roof leak could cause damage to the attic area or the ceiling. Items stored in the attic may also get damaged. Paint and plaster may start peeling off. Ceiling-mounted lights and fans may also get damaged by seeping water.

Structural damage

A leaking roof can lead to wood deterioration, weakening the frame of the roof and causing serious problems that require assistance from a roofing company.

Prevent Roof Water Damage

The best way to prevent roof water damage is by maintaining the roof properly and by conducting regular inspections of the roof. A professional roofing contractor can inspect the roof and fix any issues like missing shingles, warping, corrosion, etc. Call a professional roofing contractor to inspect your roof regularly.

What people say

I had a leak over my kitchen during a monsoon storm and called BMR. The next day Monte showed up and did a full inspection. He was polite and funny and easy to talk to. After inspection they determined I needed new underlayment for my cement tile roof. They advised removing my existing tiles, placing 2 new layers of underlayment, and replacing my tiles. After reviewing the estimate and realizing how much money was saved by not needing new tiles, I signed up. Was initially told it would be about 3 weeks, but with an opening in their schedule they started work in 4 days! The crew worked hard and got the job done much quicker than I had hoped for. They cleaned up after and the roof looks great. No more leaks! I would trust them to do the job they tell you they will do. Great job, and a big thanks to Blue Mountain crew.
The work performed by Blue Mountain largely consisted of roof replacement for 2nd floor, both 2-car and RV garages, and removal of old cooler. My feedback about Blue Mountain:- Very Responsive, someone was in the office to take calls and set schedules for estimates. This was huge, as several other local roofing companies would take several weeks to return a call.- The estimator was prompt and knowledgeable about the work being requested.- The estimate was timely, reasonable, and competitive.- The team arrived promptly as scheduled to start work.- The team was courtesy, friendly, and focused on task at hand.- The roof work was finished as promised on 5/20.- Supervisor (Monty) promptly addressed my requests to remove an old cooler and he focused on resolving problem roof areas. All problem roof leak areas were resolved, something that we had been dealing with for years.- Photos of new roof were taken and provided to customer as requested.- We were very pleased with the level of communication and the desire to do a high quality job.Overall, Blue Mountain Roofing LLC did an outstanding job. We highly recommend this company for any future roofing needs. Since my home roof project, we have used Blue Mountain for two other roofing projects, and each time the work done was top quality, reasonably priced, and completed as scheduled.
Absolutely Hands Down a 5 +++ review from this very pleased female homeowner. I just had Blue Mountain Roofing finish a re-roof for me which included a necessary upgrade: an underlayment layer of PolyGlass TU Max. Replaced fascia boards as was necessary due to rotting wood. Stucco was replaced where these boards attached to my home. You cannot tell where this starts & ends. Beautiful! That clean.Blue Mountain was very competitive in their bid. I had already had 4 bids. Being the last; however, I chose them due to Hernan's most thorough inspection, professionalism, & education about this process. He truly cares about what he does for a living- and it shows. This was evident by everyone involved.Tony & his crew were professional, courteous, always working & took care of my property leaving as they found it each day. Never loose debris or nails found at the end of eaxh day. Upon completion, Monte arrived by appointment to inspect final workmanship, make sure that all looked well on my roof & that I was satisfied with their work before collecting final payment.Monte, Hernan, Mark, Tony & his crew ABSOLUTELY exemplify nothing short of what should be expected by anyone when hiring a contractor to work on your property.I want it known- Blue Mountain Roofing took care of my home just like it was their own property. They were able to move up my re-roof by one week & thankfully so. Monsoons hit right after they completed my roof. This is not my first experience with a roof repair or a re-roof. I don't want to work with anyone else in the future & would recommend Blue Mountain Roofing to any of my family, friends or neighbors.I feel this strongly & this is my very first google review. I am that pleased & impressed from start to finish. I would recommend this company to anyone. Do Not Look Anywhere Else for a re-roof or roof repair.
Blue Mountain was terrific. They responded in a couple of hours, and Monte came the next day and checked out the roof and gave me a quote. Only had to wait a week and a half. Good thing too because the monsoon came to Oro Valley full force. The crew were very respectful of us and the property. Very, very pleased with the job and the service . Highly recommend Blew Mountain.
We employed Blue Mountain Roofing to replace our tile roof. We were delighted that they were able to give us an estimate within a few days, and then start the work within a month. I worked with Monte and he kept me informed about the process from beginning to end. We are pleased with the work and with the efficiency with which it was done!!
For those of you who want a stellar roofing company, Blue Mountain was phenomenal. We requested a quote to replace a roof on our 16-year old home of approximately 2,500 sq. ft. and the owner, Mike was very receptive to our request and provided a solid quote in one day. Had to wait about 1 1/2 months to get started on the roof, but was definitely worth the wait. Tony and his crew were very professional, punctual, patient, and very responsive and service-oriented. The roof was completed in four days and looks terrific. Absolutely satisfied with the quality work and you would be foolish to look elsewhere. Brian.
They gave me the lowest price but they don't have a finance option. So I didn't use use them.
Blue Mountain put a cork roof (new product to me) on my home last year. The crew that did the work was on time and very pleasant. Now it is one year later and the roof has been great. I called the company to come out to check that there were no problems and, upon inspection, all is good. I really like this company. Mike Daugherty (president) is attentive and great to work with. All and all, Blue Mountain stands for good people who are very professional and I am writing to recommend them highly.
Mike you say who I think the manager is it first of all he was wonderful when he did his customer service skills are phenomenal above the charts and all-around a wonderful person now to start in on his employees the two gentlemen that help me today repair my roof from the storm that just hit they were phenomenal their customer service as well were wonderful they got here on time got their job done and asked if there was anything else I needed no I don’t know their names but I can tell you they were wonderful people I enjoyed the time with him and I was happy with the work they had done thank you BlueMountain roofing company LLC and I recommend that you all look into using themJeremiah signing off
UPDATE: Mike from Blue Mountain called and made things right for us.We are asking Blue Mountain for an estimate for additional work. At this point, I would recommend Blue Mountain.Roof leaked after their work and they wouldn't own up to it. Loos e tiles on the roof also. Dozens of horseshoe shaped nails blowing onto the ground for weeks after they completed the work. Called no less than seven times. They would promise to come by but never show up. Stay away!
Came on time did exactly what they said they would do helps us in other ways I would recommend them
