Signs of Hidden Water Damage in Your Home

It’s commonly thought that a roof leak is easy to spot. However, water damage doesn’t always involve a cascade of water flowing into your home from the roof. Water damage is often hidden. A slow leak can cause water damage sustained over a long period of time, which can create more problems for your home than a significant, sudden leak. Blue Mountain Roofing recommends keeping an eye out for the following signs of hidden water damage that can be caused by leaky roofs:

Discoloration:

Periodically, scan the ceilings and walls in your home for unusual discoloration. Be sure to check less frequently seen areas, such as the ceilings in your closets. Hidden water damage can cause brownish streaks or circles.

Musty smells:

Does your home smell musty and you can’t figure out why? The problem may be mold growth on your walls and floors. It’s possible for slow leaks in pipes to cause a mold infestation behind the walls. However, the culprit could be a leaky roof.

Attic discoloration:

If your home has an attic, take a trip up there every month or so to inspect the roof sheathing. Use a flashlight if needed to inspect the entire ceiling for any areas that look darker than the adjacent areas. A darkened area may indicate water damage.
Whether you detect hidden water damage or you have a sudden leak causing water to pour into your home, you can count on the expert roofing professionals at Blue Mountain Roofing. We can also help you prevent roof water damage in the future.

Common Causes of Roof Leaks

There are many possible causes of roof leaks and water damage in Arizona homes. At Blue Mountain Roofing, we’ve seen it all during our 20-plus years of serving the Tucson community. Some of the most common causes of leaky roofs include the following:
  • Cracked flashing
  • High winds (can dislocate shingles)
  • Improper sealing of roof valleys
  • Cracked mastic around roof penetration
  • Storm damage (e.g. falling tree limbs)
In addition, a roof can begin leaking when it reaches the end of its lifespan. When this occurs, we recommend replacing the roof rather than making repairs. It all starts with a FREE inspection to determine the extent of your leaking roof and what needs to be repaired.

Problems Due to Water Damage

Dripping water or water intrusion can cause severe structural damage. Some of the problems that can arise from water damage include:

Wastage of energy and higher utility bills

The biggest side effect of a water damaged roof is higher utility bills. Leaky roofs and water dripping can be detrimental to the insulation in the attic area. The insulation takes a long time to dry, and may eventually deplete. The house will take time to heat or cool, resulting in higher utility bills.

Mold growth

A leaking roof will lead to mildew and mold growth. The mold can spread to the walls and floors of the house, and it may also impact the HVAC system. It could spread through the vents of the HVAC system and end up affecting the carpets, furniture, etc. Mold and mildew can also cause serious health problems, especially for people suffering from nasal congestion, rhinitis, inflammation, and asthma.

Fire hazard

The electrical wiring under the attic or ceiling may be impacted due to leaky roofs. A leaky roof could cause a fire from shorted wires.

Damage to the attic

A roof leak could cause damage to the attic area or the ceiling. Items stored in the attic may also get damaged. Paint and plaster may start peeling off. Ceiling-mounted lights and fans may also get damaged by seeping water.

Structural damage

A leaking roof can lead to wood deterioration, weakening the frame of the roof and causing serious problems that require assistance from a roofing company.

Prevent Roof Water Damage

The best way to prevent roof water damage is by maintaining the roof properly and by conducting regular inspections of the roof. A professional roofing contractor can inspect the roof and fix any issues like missing shingles, warping, corrosion, etc. Call a professional roofing contractor to inspect your roof regularly.

After getting several bids in June of 2024, we chose Blue Mountain to replace the underlayment of our roof and do a few small repairs. They were great to work with—the price was fair, their crew got the work done quickly, and the clean up was thorough. The roof has been problem free since then. That might have been the end of the story, except Mother Nature unleashed a huge microburst of wind on our house last week. The wind came out of nowhere, was loud, and it shook the house. The photo shows the damage. We called Blue Mountain to have them come out and initially they said they were booked up, but had us send the photo to Monte. He came immediately, on a Friday night, after his workday was done to evaluate the damage and stabilize the area so there’d be no further damage. He returned to fix the damage this week.Monte is one of those guys who cares about the work he does and the people he interacts with. That kind of customer service used to be common, but it’s rare these days. We highly recommend Blue Mountain when your roof needs attention!
Response from the owner: Hello Debbie, and thank you for the great review, and the repeat business! I am very proud to have Monte on my team, we are like brothers. We are a local family business, and I grew up with Monte as well as Mark, who is in the office typically. Jesse is my son who was out there with Monte.Monte is very sincere and an excellent example of having someone that cares about what they are doing. He pushed to have you guys get done ahead, due to the urgent situation, by going and working on the roof himself to make it possible. It is not his typical role, but we needed to get the job done in lieu of the weather! Thanks again we appreciate the business!
This was a three day projectCleaning and repair of a previous companies shoddy work and resurfacing roofs of a two story townhome.Devonte did all the work himself and the final project was outstanding. He was on time and completed the three day job within the time that was agree upon. Devonte went above and beyond in the service rendered even prepping our back patio to protected it from any debris that might fall from the roofs. He took time to explain what his objective was for the day and gave us a detailed report at end of each day.Blue Mountain Roofing gave us outstanding customer service both by phone and in person. The Supervisior Monte Hiser was always available to answer questions and explain services rendered. He took photos both before to show us what needed to be done and after so we could see the completed projects. We would recommend this company for their outstanding customer service and work ethic
Response from the owner: Thank you very much, Betty! We are very proud of DeVonte. He has been with us for about six years now, and understood very little of the industry when he started as a laborer. He is actually the foreman of a crew that does multiple types of roofing, and he does not typically work alone. We are a family business and he has become part of the family.Thank you again for the recommendation!
The excellence in every way was so impressive, from the original assessment and estimate informing, explaining details, through all the precise details involved with removing the old roof and installing a new metal roof in a very professional way. All workers were courteous, worked hard and cleaned up each day. I highlyrecommend them.Sheryl North
Response from the owner: Thank you very much Sheryl. Your 7,200 square foot metal roof replacement was a notch on the belt for the boys with all of the double-miter cuts.I have to agree that it looks and functions amazingly!Thank you for trusting us with this project and sharing the quality of craftsmanship!
Clay tile roof repair at a competitive price. Team was professional, highly skilled, very experienced, clean and thorough. In a day where workmanship almost everywhere you look has declined, the Blue Mountain team exemplified excellence. Thank you Victor and Fernando!
Response from the owner: Great to hear James! Thank you for the review I will pass it on to the guys!
This review is long overdue, but a few months ago we were dealing with a persistent roof leak that had plagued us for years. We’d called numerous roofing companies for quotes and inspections—everyone seemed to have a different diagnosis. Then we met Monty from Blue Mountain Roofing. After his inspection, Monty admitted he couldn’t pinpoint the issue right away, but he described every detail the other companies had noticed—without us mentioning them. That transparent honesty and thoroughness gave us real confidence in his expertise because it didn't feel like he was trying to sell us on something he wasn't confident was the solution. He explained that patching wouldn’t be a lasting fix and recommended a full tear-off and replacement (which some other companies also had recommended). His pricing was better than the competition, and he suggested the perfect materials for our situation.Throughout the process, Monty answered all our questions—day or night—and the crew finished the new roof in just two days. They even coordinated the crane removal for our rooftop AC with no hassle. Since then, no leaks! When a tiny skylight leak showed up later, they came right out and repaired it for free.Excellent work, fair pricing, and outstanding service. We highly recommend Monty and Blue Mountain Roofing!
Response from the owner: Thank you very much Nathan for taking the time to write this review, very heart felt. Thanks again!
It's taken me a while to leave this review just because life has been busy. So here it is...When it first reached out to Blue Mountain Roofing, I received an estimate that turned out it was way off. How did they handle this?Blue Mountain roofing owned up to the issue, was honest about what had happened and we worked together to resolve it. We're all human, and we all make mistakes. When mistakes are not systemic - and this clearly was not - how a company handles this is what separates a mediocre company from a great company. The job went on to completion and I would rate the work as excellent. The foreman and crew (all great guys) showed up on time, kept me informed at every step, addressed any concerns I might have, and did a terrific job.I will definitely do business with Blue Mountain again and I strongly feel you will be in good hands if you do the same!
Response from the owner: Thank you for the review and the feedback Jonathan, it is much appreciated and I will pass it on to the others!
